Where are suitable areas in Burnaby to locate a new community centre? Why are these areas suitable?

My five factors are:

1) Increasing value as you increase the distance away from current community centres.
2) Decreasing value as you increase the distance away from nursing homes.
3) Decreasing value as you increase the distance away from daycare centres.
4) Decreasing value as you increase the distance away from elementary schools.
5) Decreasing value as you increase the distance away from a Skytrain station.

My three constraints are:

1) Land use suitablity: Areas that are lakes and water bodies, agriculture, recreation & protected natural areas, transportation , communication and utilities are not suitable areas. Suitable areas are considered open and undeveloped, industrial, residential, institutional, and commercial land.
2) There must be at least 3 people per hectare for the land to be considered suitable.
3) The new community centre has to be located within 500 meters of a bus stop in Burnaby

Community centres allow for people of the community to come together, meet and socialize. Usually this allows for people to be more comfortable with their community and provide residents opportunites for fitness and recreation. The proposed Recreation center would include a gymnasium (with stage)meeting rooms,and a play school activity room. It would allow for a safer recreational environment for children and a less stressful one for parents. It would provide a needed activity center for senior citizens.

Currently there are six community centres in Burnaby. Burnabys population is currently 197,292 (www.city.burnaby.bc.ca). The new community centre would accomplish two things: free up more time at the current Community centres and would provide more opportunities for those who live closer to the proposed Community Centre.

My factors were choosen on the basis of potential user groups as well as the accessablility to the community. Daycare centers and nursing homes were choosen because it is perceived that the Community Center will be used the most by these user groups. Expected daytime/evening usage for functions such as dinners, dances, senior activities, meetings, Daycare centers.

Elementary schools were choosen as a factor because they may allow for some students that are further away from the current ones to be in walking distance of the new one. Skytrain stations were one of my factors because I want this new community centre to be as accessable as possible for the community and the closer it is to a Skytrain the easier people can get to it. The distance from Skytrain to the community center must be within a reasonable walking distance..

My constraints were land use, population and bus stop distance. Land use is an important constraint because it takes away all the areas that are not suitable for building. Areas likewater bodies are not acceptable and the map shows only the areas that are suitable areas, such as a open or undeveloped land.

The population density was also used because the new community centre needs to be constructed in an area of relatively high density. 500 meters is a easy walking distance for the target population . I choose 500 meters within a bus stop so it could be accessable by public transportation.
