Conclusion


 
The purpose of our work on Whistler is to answer two main questions.  'How have the average neighborhood prices changed over the past twenty years?' and 'How does the placement of restricted housing affect the housing prices surrounding these units?'

To demonstrate how the average neighborhood prices have changed over time we selected certain neighborhoods to compare the evolution of prices in Whistler and between neighborhoods.  We found that our conclusions coincide with what we expected to find.  Namely, the prices in selected neighborhoods have increased from 1980 - 2000.  However, from 1990 - 2000 there was a decreasing price trend in some neighborhoods, due to factors such as restricted housing development.

The placement of restricted housing in Whistler neighborhoods has shown that housing prices are in fact affected.  This is somewhat of a surprise to us because we were not sure what effect restricted housing would have on the overall price of neighborhoods with restricted housing.  Comparing locations of restricted housing is certainly a major factor for decreasing housing value.  We must say that these results are not inclusive to the extent that other factors have not been included in our analysis.  However, based on our queries and general trend analysis we can say that restricted housing has had a substantial effect on overall house value.
