Conclusion:
From the results of the 5
MCEs the most ideal location to open a new consignment store is along
Main street between 5th avenue and 15th avenue. The next most
suitable location is around W 4th, near the South end of the Burrard
bridge. See Map #5 to see these
areas. Map #5 used the most restrictive criteria, and therefore
is the map I will base my decision on. The other highly suitable
location on this map is downtown along the southern end of Burrard St.
From my own knowledge I do not think that this area would be suitable,
as it would likely be more difficult to find affordable leases and the
type of shopping atmosphere is not as conducive as that found on either
Main or W 4th. This is an example of why, at this point in the
analysis, it is important to bring in my own knowledge. Coming
from my own experience I would prefer to open a store on Main street,
as this is where I spend most of my time and do most of my
shopping. The fact that W 4th came up as highly suitable was
surprising, especially that it came up as more suitable than
Gastown. This fact would definately make me consider this area
much more than I would have if I had not undertaken this analysis. I
would consider this area even more because of the fact that the
commecial area around W 4th is larger than around Main. There are
commercial stores along W 1st, 2nd, and 4th, and they even stretch
along 2nd into the more indusrtrial area. Along Main, however,
the commercial spaces are all along the street, with few, if any,
stores on side streets.
So as my conclusion, I would look for retail space to lease along both
Main street and W 4th, being sure that I was choosing suitable areas
within which to start my business. I would extend my search into
Gastown and Downtown, but would not spend the majority of my efforts in
these areas.
I found that using the multiple criteria evaluation in conjunction with
the analytical hierarchy process was very beneficial. It helped
to see the difference that changing the standardization and control
points made. I do not think I would utilize the equal weights
option, unless I had no idea of how to weight the criteria. I
found the weighting option to be very beneficial, especially because it
could be easily changed if there were new users or criteria had
shifted.
