The spatial analysis of selecting suitable areas in GVRD regions for
my Uncle's Business returned with a result image that contain three particular
areas within the GVRD regions with all matching criteria set by my Uncle
and I.
A closer view indicated
that these three areas were within the city of Vancouver and Richmond.
Obviously the result revealed very few suitable areas for my Uncle
to choose from. Let us now take a look of the weighted linear evaluation.

The total Chinese population in GVRD remained as the constraint for this
analysis, while values of the other our factors were being weighted and
evaluated. Factors for youth age 15-24, never married children age 18-24
who stay at home, and the average income in GVRD regions were equally important
factors to be considered. I chose to assign a lesser weight for the
factor of part time worker in GVRD, becasue of the fact that there were
no official figures of how many of those part time worker were youth between
the age of 15-24. As a result I wanted to less emphasize the effect of
the part time worker factor on the overall analysis.
It appeared that quite a few areas in the GVRD regions could become
the potential region location for my Uncle's teahouse business. Areas from
Richmond and Vancouver logically ranked high in this weighted linear evalution
since the Boolean result also favoured areas from the two cities, and parts
of Burnaby seemed to be a favourable area as well. Surprisingly,
a part of Coquitlam also had a medium potential rating for my Uncle's
business as well. Definitely this was an interesting information
to keep in mind.
Commercial Districts in Favourable areas: |
The final analytical procedure to be performed for my project was to identify any core commercial areas within the suitable areas of GVRD regions for my Uncle's teahouse business.
To begin
with, I created a Boolean image of GVRD landuse which only revealed the
major commercial districts in GVRD regions.
Next I applied the weighted linear combination operation in order to identify
the core commerical districts within the potential favourable areas for
the teahouse business. This time the constraint would be the weighted result
of favourable areas for the teahouse business, while the factor became
the commercial landuse in GVRD.
The result indicated a very scattered pattern of commercial landuse within
the potential areas for a teahouse business. The only two major core were
in Richmond and Coquitlam. Based on personal knowledge, The market space
for teahouse business in Richmond might reach its limits since there were
so many of them within the city.
On the other hand, there were certainly less teahouse operations in Coquitlam.
In addition, the core commerical district in Coquitlam, as indicated by
the image here, was the central commercial point in Coquitlam where all
three major shopping complex in Coquitlam were located. With the
Coquitlam Center, Westwood Mall Shopping centre and the Sunwood Square
Shopping Center all located within proximity of each other, and the fact
the area held some potential for the teahouse business based on the weighted
factors and constraint, I would propose to my Uncle to consider setting
up his teahouse business around the commercial district in Coquitlam .
