Conceptual Outline: What are my Criteria for Analysis?


        When choosing a location for store, the most basic condition that must be followed is that stores must be located within commercial zones.  Either you lease space in an existing commercial zone or you apply for a lengthy re-zoning process.  In choosing a location for a specific type of store, hundreds of factors, local and macro, could be considered such as population density, zoning, proximity to roads and transit, rent and even parking availibility.

These are the criteria I have chosen for my store placement analysis:

        My hypothesis is that the analysis is probably going to produce store location options downtown and at Metrotown.  I base this on the fact that these areas already are quite dense and offer all the conditions that I desire, of course, minus wal-mart coverage areas.  I am also predicting that there will be not be any optimal locations in the eastern parts of the GVRD simply because the population density is too low.
