After using ArcView spatial decision tool, buffer and query, it shows that the most possible place to have a residential growth is northern and Centreal of Coquitlam. In below, Figure 1 shows the idea of residential growth in the future. Area inside buffer zone are places which result a high potential of growing.

Compare with real life, the prediction on residential growth is good. We may find many new houses, apartments are building on top of WestWood Plateau, Northern part of Coquitlam. Purple area are potential site for residential growing, where green represent existing high density residential.

Coquitlam has many industrial area. At first, i set industrial area as a forbidden place to grow. However, it is not the same case as in reality. Industrial land use may change to their zoning into residential or commercial. If i remove an industrial as a constranit, more area are avaliable for develop.

It shows the future potential growth of residential. However, some difficulties that may find during the use of ArcView spatial decision analysis. It does not provide a long term prediction. Rather showing a short term changes in places. Result are totally depend upon the data we collected. If we collected 1996 data, but need to perform a prediction on 2004. It may not be corrected because the spatial data is not up-to-date. Unlike ArcView, IDRISI can solve that problem easily. Simply just collect two different years data, then it can perform an estimation on future growth.
